I talked to Tom Friday night.

He told me he finally "has eyes to see and ears to hear."

Here's the thing about Tom — he's the best sales closer I've ever seen. This was never a guy who needed to learn how to sell.

We just refined his ask. Tightened exactly what he was asking for, so it was easy to say yes to. That's it. Then he had a few conversations with people already in his world — and they were open to investing in his next project.

Boom. $4 million.

Nothing changed about Tom's deal or his network. Even the best closer I know had been leaving money on the table — until he made the ask clean enough that the people around him could say yes. The capital was already there. He just needed to see it.

I've got a few spots open right now for people who want help with their capital raise.

If that's you, reply to this email or grab a time on my calendar: https://calendly.com/jb-thecapraise/30min

Not raising right now? Come to the room instead.

Thursday, October 1 — the first Investor Exchange in Houston. A straight market update: where housing's actually clearing, what's moving and what's stuck in commercial, and what I'm seeing in capital markets. I get pitched 5-7 raises a week, and I'll tell you what's getting funded and what I'm passing on.

No pitches. No vendors. Just a room full of people worth knowing. Free, 50 seats, RSVP required.
