Good deals. Slow money. Here's why.

Three asset classes crossed my desk this week. Institutional-backed multifamily. Land development sitting on thousands of finished lots. A business acquisition with bank-verified cash flow. All real. All stuck.

Three reasons.

One. Structure gets checked now, not just the asset.
One deal had a real family office anchor. Best I've seen all year. Stalled for weeks anyway. Not the real estate. The comp structure — how the sponsor gets paid.

Two. Development capital is tight.
Sponsors need money for roads and utilities, not acquisition. Lenders don't want that risk right now.

Three. Sponsors underestimate the raise.
Months of "raising." Zero progress. Running a capital campaign is a full second job. Nobody has bandwidth for two.

If you've ever heard "just find a good deal and the money will come" — that's a lie someone sold you in a course. It has never once worked that way.

You need a great deal. An excellent operator. A market-appropriate, risk-adjusted return.

All three. Every time.

The gap between "good deal" and "closed deal" is wider than it should be right now.

That gap is where the money gets made.

Sponsor stuck in that gap? Send me the deal — I'll give you my read. My Calendar
